LOW ENTRY COSTS – HIGH POTENTIAL
Most of our restaurants are leased 3,000-3,400 sq. ft. end cap spaces, or free standing conversions of former fast food restaurants. It is not a heavy investment model, like many other traditional breakfast concepts with large freestanding buildings. This gives us a nimble, flexible model that can relocate over time as trade area hot spots move to new areas.

So, rest assured, we understand restaurants and how to be successful. We take that same attitude when dealing with our franchisees. We are focused on providing our franchisees with a comprehensive support system designed to help you build top line sales and bottom line profits.
REAL ESTATE / SITE EVALUATION
It begins with location. Our experienced franchise development team helps you in the site selection process for your Jimmy’s Egg restaurant by assisting with the site review and analysis. We travel to your market at our expense to assist you and your broker in the site search process. We provide you and your broker with our site criteria, and reveal other demographic and local market factors that positively impact our best performing restaurants.
DESIGN & CONSTRUCTION
If you or your broker provides us with CAD drawings of a proposed space, we will design a conceptual store floor plan including a kitchen equipment and dining room seating layout. We will provide free consultation support to your local General Contractor. We use an equipment consolidator that provides all of our equipment and fixtures at national account prices. They also coordinate the shipment of all of the equipment and fixtures when the restaurant space is ready to accept it.
Our trainers are all experienced restaurant operators. We have designed a comprehensive training program to prepare your management team in all facets of operating a Jimmy’s Egg restaurant. It is our mission to train you in the time-tested methods that, if followed properly, give you the best opportunity to be successful in your restaurant. We also provide you with an in store training solution for your staff prior to the opening.
Our marketing department understands restaurant operations. We have designed proven local marketing plans specifically tailored for each store, designed LTO’s with operator input with a specific intention to fill menu and margin needs, without adding a lot of new inventory SKU’s, or complex prep processes. Our new store support also includes a proven grand opening tool kit, in-store marketing and point-of-sale materials.
Our operations staff is the best in the industry, and we specialize in teaching and coaching. To help your franchise prosper, our operational support begins before the first “egg” is even cracked. Our Operators provide you extensive pre-opening and initial opening support. We provide you with detailed pre-opening checklists and on-going restaurant evaluations will be conducted to help you achieve operational efficiency and long-term success. We even review store level operating statements on a line-by-line basis in an effort to give you valuable advice on expense control.
PHYSICAL RESTAURANT INVESTMENT
We normally seek 3,000- 3,400 sq. ft. spaces in successful strip centers. We also convert vacant fast food restaurant space in free-standing buildings. The physical development costs to open a Jimmy’s Egg restaurant, including all architectural and permit fees range from $481,300 to $572,000. That does not include any Tenant Improvement Allowance (TIA) that might be negotiated by you and your broker. The low end of the range reflects the costs involved when you convert an existing restaurant space with some usable kitchen equipment. This information is included in Item 7 of our Franchise Disclosure Document.
AREA DEVELOPMENT FEES
We normally issue only multi-unit development agreements to experienced and well-capitalized restaurant operators. Single store markets far removed from large metro areas would be the exception to that rule. Area Development Fees are determined by the potential holding capacity of the market. We negotiate a territory size and development schedule unique for every area and circumstance. When the Area Development Agreement is signed, the franchisee will pay the initial store franchise fee for the franchisee’s first restaurant. In addition, a $5,000 per store area development fee is paid at the time the Area Development Agreement is signed. These fees are explained more thoroughly in Item 5 of the Franchise Disclosure Document.
INDIVIDUAL STORE FRANCHISE FEES
The individual store franchise fee is $25,000. Each store developed after the franchisee’s first store will be credited with $5,000 from the Area Development Fee, so franchisees will owe only $20,000 additional dollars for each subsequent restaurant opened under the Area Development Agreement.
The continuing royalty rate is 4% of the gross receipts of each Franchised Restaurant, calculated and payable monthly through an Electronic Depository Transfer Account.
Marketing Fee requirements are broken into two local and national categories. There is the1% of gross receipts continuing requirement for our National Marketing Fund. The 1% is calculated and payable monthly through an Electronic Depository Transfer Account.
Local market marketing is 1% of gross receipts of each Franchised Restaurant for its first 12 months of operation for each new restaurant. The amount required for Local Advertising will increase 0.5% every twelve months thereafter, up to a maximum of 3% of gross receipts of each Franchised Restaurant. These monies are expended by the franchisee in their local trade area.

In order for us to respond to your inquiry in an efficient and effective manner we need to know a little bit about you. If we mutually agree to move to the next step, we will send you a copy of our Franchise Application document along with an electronic copy of our Franchise Disclosure Document (FDD), and a Background and Credit Check approval form.
SUBMIT A FRANCHISE APPLICATION
You complete our Application document and submit it to us along with the Acknowledgment of Receipt form from the FDD. The Application includes a personal financial statement. You may want to submit your own form of Personal Financial Statement if it is as detailed as ours. In addition we will ask you to send us proof of your liquid assets in the form of most recent month broker or bank statements, in addition to copies of the first two pages of the Federal Tax Returns for each principal involved in the franchise.
SCHEDULE A PERSONAL MEETING IN YOUR HOME AREA
We will schedule a meeting with you in your market to review your application, the FDD and your business plan. We will review your financial statements in detail and provide insight into whether your financial strength and verbal business plan are viable.
SCHEDULE A PERSONAL INTERVIEW WITH OUR SENIOR MANAGEMENT TEAM
If both parties are in favor of moving forward, we schedule a time to meet our senior management team and the founder of Jimmy’s Egg. You’ll be able to ask any questions you might have about the concept and their plans for growing the company. You will meet individually with mangers from our Jimmy’s Egg franchise team, tour local Jimmy’s Egg restaurants and review the development process.
SIGN YOUR AREA DEVELOPMENT AGREEMENT AND 1ST STORE FRANCHISE AGREEMENT
Upon mutual agreement and consent from Jimmy’s Egg to move forward as a new Jimmy’s Egg franchisee, you will sign the Area Development Agreement and the Franchise Agreement for your first store. We will fill in the address for the first store at a later date, when your first site has been identified and approved. The franchise agreement specifies your territory, and is your “license” to operate a Jimmy’s Egg restaurant. It also outlines the contractual obligations that you will be expected to keep.
Choosing a location is perhaps one of the most important steps of the process. A Jimmy’s Egg representative will tour your market with you to review potential sites you have identified. We will review our formal site criteria with you and your broker. A site application form will be submitted to Jimmy’s Egg for consent to the development of the location.
BUILD & EQUIP YOUR STORE
We will assist you with the store layout and design. You will be provided with an architectural prototype plan. (Customizing the plan for your specific location will be at your own expense.) We use an equipment consolidator to assist in the equipment procurement process. We utilize their national account buying power to drive down costs and they also coordinate the delivery of the equipment in one or two shipments when the restaurant is staged to accept it.
OPEN YOUR STORE – IT’S TIME TO CELEBRATE
Management training will be conducted six to eight weeks before your grand opening. You will receive a New Store Opening Manual that includes an opening checklist for the countdown to your restaurant opening. Throughout the entire opening process you will be in constant contact with our Training and Operations staff and our Jimmy’s Egg training team is at your restaurant opening for training week and opening week support.
